The property owner of a parcel located at 4331 Manson Ave, is proposing a zoning amendment. The property is currently zoned (Single and Two Family Residential) which houses one single family home. The application proposes to split zone the property to accommodate higher density residential development on the southern half of the parcel. The northern half would remain zoned R2 (Single and Two Family Residential) while the southern half would be rezoned to RM1 (Compact Residential).

In the City's Sustainable Official Community Plan (SOCP), the subject property has a land use designation of Urban residential Low Density. Urban Residential Low Density designation applies to centrally located land near transportation routes and access to services, mainly in Westview and Cranberry. The intent of this designation is to accommodate ground-oriented residential units including single family dwellings with or without secondary suites and a variety of ground-oriented multi-family development (including duplexes, triplexes, fourplexes, townhouses and row houses).

A Public Hearing was held on August 17th, 2023 and Council proceeded with giving the amendment bylaw third reading on September 14th, 2023. Council will consider final adoption of the amendment bylaw upon fulfillment of the subject conditions.
